We buy self contained, residential, single family or multi family units. The single family unit could be your average 1 to 2 bedroom city flat or a 3 bedroom cottage in the countryside. Your multi family self contained units could be a house split into 2 or more flats or a residential block of up to 300 apartments.
 
These usually fall under one of the following 3 categories.
Property Type 1

Have you ever heard the phrase "As safe as houses"? Well that is our opinion of this type of property. Generally within a 30 minute commute of a major city and located within walking distance to a train station. These types of properties are the cornerstone of each portfolio that we build

Single Family Units

Category 1 -  single family units 
  • studio, 1, 2 and 3 bedroom flats

  • any house type with any amount of bedrooms

  • freehold or leasehold

  • low lease stock

  • properties requiring work

  • repossessions, probates and distressed sales

  • land with or without planning permission

  • new build units

  • illegal dwellings

  • sitting or regulated tenants

  • shared ownership

  • retirement homes

Property Type 2

Multi Unit house conversions are another fundamental part of our portfolios but our model requires 100%, legal, self contained units.

We do not buy HMO's, Student Accommodations or Hotels.

House Conversions

Category 2 - House conversions of all sizes

  • 2 plus self contained units

  • freehold and all communal areas included

  • income producing or vacant

  • any size any condition any location

  • ex council or housing association

  • with planning, certificate of lawful or established use 

  • conversions with shared facilities

  • commercial units

  • sitting or regulated tenants

  • non compliant conversions

  • new build

  • broken freeholds

We cover the whole of the UK and tend to find that up North is where we find the best rental returns for this type of property

We pay finders fees in cash or in equity shares

It is not a requirement for these properties to be producing income from day one

Property Type 3

We do not expect these blocks to be income producing from day one. We do require them to be legal and self contained and to include the freehold as well as all communal areas and commercial additions.

Category 3 - Blocks of up to 300 self contained units
  • with up to 300 self contained units

  • freehold and all communal areas included

  • income producing or vacant

  • any size any condition any location

  • ex council or housing association

  • with planning, certificate of lawful or established use

  • sitting or regulated tenants

  • broken freeholds

  • shared ownership

  • HMO's or student accommodation

  • Retirement or carehomes

The purchase price that we can pay on these units is strongly linked to expected monthly income over Capital Appreciation
